Show the property
Promote the property by arranging viewing date/times with prospects to view the home. This could mean, communication with existing tenants to organise a viewing time to show the home.
Select the right tenant
Choosing a tenant is done with care to ensure the person/s are the right fit for the property type. Firstly, we carry out identity checks & reference checks from employer/s, then if satisfied with the outcome, continue with a credit check and recommendation to the owner based also on gut feel for type of person.
We endeavour to provide a fair and reasonable Tenancy Agreement to protect you and your rental investment as much as possible by adding relevant clauses for the tenancy. i.e. we include WINZ Re-direction clause on direct payment from WINZ to pay the rent
Lodging a Bond Payment
Registering a Bond payment for safe keeping into the Tenancy Services Account on behalf of the tenant. This money can be used for payment for the tenants exit fees of rent and or water owed to end of tenancy and or cleaning or other associated costs if applicable.
To keep you being funded. For this to happen, we stay on top of tenant/s rent (& water) payments to prevent arrears with prompt contact with tenants who fall behind. Action taken on tenant/s with Mediation and Tenancy Tribunal Orders if required.
Full property inspections are done on Tenancy entry and exists with routine inspections done tri/quarterly. This allows for keeping in touch with the tenant/s. Checking property condition and reporting back to you to keep you in the loop for maintenance as well
